The problem: A 14-year-old 40-gallon gas tank leaking from the bottom in a two-family house, with both units out of hot water.
How we fixed it: Shut off and drained the old tank, installed a new 50-gallon unit with a new gas valve and expansion tank, and hauled the old heater away.
Northern New Jersey water tends to be moderately hard, and minerals settle at the bottom of tank water heaters. Flushing the tank once a year keeps it efficient and quiet. If yours is rumbling or over 10 years old, it’s worth having a plumber take a look.
If your tank is under 8 to 10 years old and the problem is a part like a thermostat or element, repair usually makes sense. If it is leaking from the tank itself, replacement is the safer choice. We will give you both prices.
